Applying

Screening Fee:

$50 per Applicant (All applicants over 18 years of age who are going to reside in the home must submit an application and will be on the lease agreement).

Photo Identification:

Photo Identification for all applicants is required before any application can be processed.

Application Processing:

All applications are subject to the fulfillment of criteria that have been established by Robben Development Company (and its subsidiaries); however, the following will result in automatic disqualification: A bankruptcy that have not been fully discharged, a felony conviction, or an eviction from a prior residence.


Upon Application Approval

Pet Fee:

$500 pet deposit per pet. Limit two animals total. Dogs and Cats only. ALL PETS MUST BE PRE-APPROVED by Robben Development Company (or subsidiaries), and we do have size and breed restrictions on dogs.

Holding Deposit:

Once the application has been approved, a holding deposit is required within two business days in an amount equaling one months rent and paid in secured funds (Certified Check and/or Money Order). This is to induce the owner to remove the property from the market. Applicant(s) acknowledge that this deposit is NON-REFUNDABLE in the event the applicant(s) do not take possession of the home and execute all of the required lease documents; however, it will be converted to the Security Deposit once the applicant executes all of the required lease documents and takes possession of the home.

Occupancy Requirements:

  • Maximum of three adults per residence
  • Maximum occupancy shall not exceed two persons per bedroom
  • The applicant must take possession of the home within 14 days following application approval.
  • All monies due must be paid prior to move-in and receipt of keys.
  • Applicant must agree to abide by all Rules and Regulations attached to the lease and all the Covenants, Conditions, Easements and Restrictions of the community, but not limited to, no smoking inside the home, no waterbeds and no painting of interior or exterior walls.
